Our house was on the market all of last year, 16 showings with no offers. We did some bathroom updates over the winter months and it went back up on the market yesterday. Around 2PM we got a call from the agent saying somebody was in the subdivision viewing homes for the day and saw the listing pop up and wanted to see it immediately. We agreed and the buyer was thrilled with house. By 9:30 PM we had an offer. We didn't even get the for sale sign back up yet. And they want to close by May 6th. So we could be on our way to AZ in a month!
What a difference a year makes...and a few bathroom improvements.

Well... What a difference a day makes. The buyer slipped in a contingency to review the association rules and restrictions with the option to back out if he didn't like them...
So he didn't like the no out building rule ... and bailed.
Back to square one again.... sigh...

So he didn't like the no out building rule ... and bailed. Back to square one again.... sigh... Ugh. Sounds a bit fishy, actually. At least around here, that particular restriction has been commonplace for at least 40 years. Virtually every home built over that period of time carries it. Makes me wonder...

Two weeks ago one of the large Victorians that looked to be in pretty good shape was torn down to below the ground level. Seems like the view is worth more than the house.

HOAs are the stupidest thing. Well there are things stupider like electing Ds and Rs but it's high up on the stupid list. I agree. They are supposedly justified by the argument that the rules preserve homeowner value. But in my case it has the exact opposite effect.
